Land, Legacy & Room to Roam
Southern Kentucky is farm country at heart: limestone-rich pasture, tree lines, creeks and long gravel drives. Whether you dream of horses, cattle, a hobby farm or simply privacy, Erin helps you buy land with your eyes wide open.

What to Look For in a Farm
Boundaries & Survey
Confirm acreage, fence lines, easements and road frontage. An up-to-date survey protects you on day one.
Water & Septic
Ask about the water source (rural water district, well or cistern) and have the septic system inspected.
Barns & Fencing
Outbuildings add value and upkeep. Inspect roofs, foundations, wiring, gates and board or wire fencing.
Soil & Land Use
Pasture, hay ground, woods and tillable land each serve different goals. Check zoning and any restrictions.
Internet & Access
Rural broadband varies by road. Verify providers, cell coverage and year-round access before you commit.
Financing & Taxes
Larger tracts may call for farm lenders, while many rural homes qualify for USDA loans. Ask the county PVA about agricultural assessment.
